The St. George housing market held steady in August 2026. Inventory kept growing, sales prices softened slightly from last year, and pending sales matched August 2025 exactly. Here is a closer look at the numbers and what they mean for buyers and sellers.
Inventory Continues to Expand
The absorption rate measured 5.6 months in August, unchanged from 5.6 months in August 2025. Absorption rate estimates how long it would take for the current supply of homes to sell at the present sales pace. A level near six months typically suggests a market moving closer to balance rather than strongly favoring one side of the transaction.
Year to date, the absorption rate averages 5.59 months, up from 5.3 months during the same period in 2025.
Inventory and New Listings
There were 2,528 active residential listings in August, up 6.0% from 2,385 one year ago. A total of 743 new listings came to market during the month, a 2.5% increase over the 725 listed in August 2025.
Year to date, 6,271 new listings have come to market, compared with 6,145 during the same period last year, an increase of 2.1%.
Home Prices Hold Near Last Year's Levels
Closed sale prices dipped modestly in August. The median sale price was $503,495, down 2.97% from $518,900 in August 2025. The average sale price was $610,733, down 2.29% from $625,029.
The year-to-date picture is more positive. The median sale price for 2026 so far is $515,000, up 1.98% from $505,000, and the average sale price is $620,496, up 2.22%.
On the active side, the median list price was $572,200, nearly identical to $569,990 one year ago. The average active list price rose 5.77% to $802,970, reflecting the growing number of higher-priced homes on the market.
Closed Sales Cool Slightly
A total of 438 homes sold in August, compared with 461 in August 2025, a decrease of 5.0%. Even so, the longer trend remains positive. Through August, 3,678 homes have sold in 2026, up 3.1% from 3,566 during the same period last year.
Where Buyers Are Most Active
The $500,000 to $749,999 range remained the largest sales segment in August, with 142 closed transactions. That was down 15.5% from 168 sales one year earlier, though year-to-date sales in this range are up 1.8%.
The biggest gains came just below that range. Sales between $400,000 and $449,999 jumped 45.9%, from 37 to 54. Sales between $450,000 and $499,999 rose 35.1%, from 37 to 50.
Luxury Activity Remains Strong
Year-to-date sales between $1 million and $1.99 million increased 12.2%, with 294 properties sold compared with 262 during the same period in 2025. Sales between $2 million and $2.99 million rose even faster, up 75% from 28 to 49 homes.
In the $750,000 to $999,999 range, August sales climbed 18.9% to 44 homes, and year-to-date sales are up 12.0%.
Active Listings by Price Range
The increase in active inventory is not spread evenly. Several price ranges saw large gains, while the busiest segment actually tightened.

Buyers in the luxury and entry-level ranges have noticeably more options than last year. Sellers in the $500,000 to $749,999 range face slightly less competition.
Homes Are Moving at a Steady Pace
Homes spent an average of 76 cumulative days on market in August, compared with 77 days last year. The median cumulative days on market rose slightly, from 50 days to 52.
Pending Sales Hold Even
There were 447 pending listings in August, exactly matching the 447 recorded in August 2025. Through August, 3,894 properties have gone pending, compared with 3,729 during the same period in 2025, an increase of 4.4%.
What This Means for Buyers
For buyers, August brought more choice and a little more room to negotiate. Active listings are up 6.0% from last year, and median sale prices came in about 3% below August 2025. Homes are also taking slightly longer to sell, which can give buyers more time to make a decision.
Well-priced homes in desirable locations still attract strong interest, especially between $400,000 and $499,999, where sales jumped this month. Buyers should stay financially prepared and ready to act when the right home appears.
