St. George Utah Housing Stats

The average sale price for single-family homes in the St. George, Utah, real estate market ended December 2019 at $350,862, the average sale price is down 3.33% from $362,942 when compared to December 2018.

In St. George during December 2019, a total of 373 new listings became available to buyers, an increase of 14.8% from 325 in December 2018. Of the new listings on the market, the majority were in the $250-299,999 price range, which added 68 new properties. The next highest was in the $500-749,999 price bracket, which added 45 new listings. The third-highest number of new listings was in the $200-249,999 price range, which added 42 new units.

There were a total of 428 properties sold in December 2019; this is an increase in activity compared to last December, which only had 357 sales. Sales were highest in the $250-299,999 price category, which had 71 properties sold. A total of 67 properties were closed on in the $200-249,999 bracket, and the third most active $300-349,999 price range which saw 61 units sold.

There were 321 properties that went under contract in December 2019, up from 254 the previous December. The $250-299,999 price range had the highest number of properties pending sale with 52, followed closely by the $200-249,999 price bracket with 50. The third most active price range was in the $300-349,999 market which had 49 units pending.

St George Year End Housing Stats

The average sale price for the year finished at $345,362, higher than the 2018 year average of $328,943. Total sales volume finished the year just under $200,000,000.

A total of 5,448 units were sold during the year in St. George and there were 7,455 listings were available throughout 2019.

The year finished with 3.2 months of inventory available, down from its high in March of 3.8 months. Inventory decreased steadily during the year as more buyers became active, then, peaked again in October increasing to a little over 3.6 months of supply on the market.

Seller’s average list to sale price ratio ended the year at 96.9%, down from its high in January 2019 of 97.8%.  The list to price ratio stayed at 97.0% for most of the year, rising slightly above 97.0% during the months of July, September, and November.

The number of days a home stayed on the market before being sold ended the year at 67 days. Average days on the market started the year where it ended at 67. Days on the market decreased in the middle of summer, falling to 52 days, then increased during August and September, before falling again to 52 during October and November.

What Does This Mean For Buyers In St George Utah?

Buyers searching for homes will find slightly less inventory, especially in the $199,999 price range or less. Shoppers who have a budget in $400,000 and up category will find new listings available. While inventory has tightened, buyers can still find suitable properties in their price range.
