St. George Utah Housing Stats

At the end of February 2020 the average sale price for homes in St. George finished at $356,604, up from $325,955 last February. The average list price for homes finished the month at $525,106, up from $470,506 one year ago.

There were a total of 350 homes sold during February 2020, up from 329 during this time last year. The majority of homes sold were in the $200-300,000 price range, with 108 total sales. The market with the highest percentage increase in the number of sales was the $450-499,000 price range which increased from 17 sales last February to 30 during February 2020.

A total of 700 new listings hit the market in St. George last month. The price range with the highest number of new listings was the $500-749,000 price range which had 113 new listings available. There next highest was 93 in the $300-349,000 market, and 92 in the $250-299,000 price range.

A total of 569 listings went under contract during February 2020, up from 406 last February. The $250-299,000 price range was the most active with a total of 91 homes pending. The next highest was the $200-249,000 market with 79 homes under contract, and the $350-399,000 price range was the third-highest in activity with a total of 72 single-family homes going under contract.

 

At the end of February, there were a total 1,553 active listings in St. George, Utah. The number of days on the market before a home is sold increased from 70 to 72 days in February, more likely due to the winter slowdown in buying activity. There is an uptick in the list price to sale price ratio, rising to 96.9% from 96.7% in February 2020, which indicates February saw a little more competition among buyers.

There is good news for buyers as inventory has steadily increased from December 2019’s average of 3.2 months to the 3.4 months of inventory available at the end of February 2020.
