St. George Utah Housing Stats

At the end of March 2021, the average sale price for single-family homes in St George, Utah was $524,980, up 41.88% from $370,009 at the end of March 2020. Homes sold in the $500,000 and higher category have pushed average sale prices higher.

A total of 529 properties sold during the month of March, only slightly ahead of the previous March number of 500 sold. The total number of sold properties priced at $349,999 or less are down compared to this time last year. Price ranges that have seen a rise in sale numbers are homes priced at $450,000 and higher.

There were only 525 new single-family home listings to hit the market in St George during the month of March. New listings for the year are down 19%, showing a shrinking of available inventory.

Total active listings have also fallen over the last 12 months. At the end of March 2021, there are a total of 2,092 active listings in St George, this is 40% below the total number of active listings at this time last year.

The average list price of single-family homes for sale in St George ended the month of March 2020 at $771,425, an increase of 47% from the $524,075 average one year ago.

A total of 564 properties went under contract during March, a year-to-year increase of 30% from 431. The total number of properties going under contract is ahead of last year’s pace, so far there has been 1,661 listings going under contract in 2021, up 18.1% compared to this time last year.

There is less than one month of inventory available to buyers in St George, inventory levels have decreased steadily from one year ago, falling from 3.5 months at the end of March 2020.

Buyer demand has put upward pressure on sellers list to sale price ratios, rising up to almost 101% of list price at closing. The list to sale price ratio has increased almost 4% over the last 12 months, up from 97.2% at the end of the previous March.
