St. George Utah Housing Stats

The average sale price for single-family homes in St George, Utah, ended the month of October at $422,544, a 22% increase from $346,001 from one year ago. The year to date average sale price is slightly lower at $389,042, an increase of 13.2% from the year to date average of $342,992 at this time one year ago.

The average list price also increased year to year, up from $480,926 to $699,756 at the end of October. The year to date average list price of homes for sale in St George has also increased, up from $410,443 at the end of October 2019 to $453,482 ending October 2020.

There were 635 listings sold in St George during October 2020, a 42.6% increase from 446 during the previous October. So far, the 2020 year to date number of home sales is outpacing the number for 2019 so far, up 16.4% from 4,593 to 5,348.

In St George during October 634 homes went under contract, an increase from 440 this month one year ago. Pending sales for the year are up 21.2% from 4,797 to 5,816 so far in 2020.

A total 596 new listings hit the market in St George, Utah last month, a slight decrease of 5.2% from 629 new listings during October 2019.

Overall active listings are down for the year in St George, at the end of October, there was a total of 7,788 active listings in the St. George real estate market. When compared to this time last year, total active listings are down 3.0% from 8,028.

Homes stayed on the market for an average of 45 days in St George during October, this is a month to month drop from 55 days during September. The average number of days on the market a home stays before being sold has dropped from 3.5 months to 45 days over the last year.

In St George sellers are getting 98.7% of their list price for their home, this number is unchanged from September, but has been steadily climbing all year, up from 96.8% during January 2020.

October ended with 1.35 months of inventory available to buyers, inventory has shrunk each month this year, falling from three months available during January 2020 to two months available in August.
